​ORIGINATION: Digital Realty planning USD 2bn, 200 MW data center campus near Atlanta

Digital Realty, through its subsidiary Digital Fort Gillem, LLC, has filed plans for a USD 2bn data center project in Clayton County, Georgia.

The proposed project, named ATL15 and ATL16, will feature 1.9 million square feet of data canter development on a 97-acre site within the former decommissioned Fort Gillem military base, on Metcalf Road in Forest Park, according to state filings.

It will be part of the broader Gillem Logistics Center development, a nearly 1,048-acre, 10,781,854-square-foot project for warehousing, retail and restaurants.

According to CoStar, Digital Realty acquired the parcel earlier this year from TPA Group for USD 120m.

Once operational, ATL15 and ATL16 will provide over 200 MW of IT capacity. Estimated completion is 2028.

Will Reynolds, Digital Realty’s corporate communication lead, told NPM the Forest Park campus will be connected to the company’s existing downtown Atlanta infrastructure and act as an extension of the firm’s interconnection ecosystem.

The project is part of the company’s USD 10bn hyperscale-focused data center development fund, which has already raised USD 1.7bn and includes assets in key markets such as Northern Virginia, Dallas, Atlanta, Charlotte, New York and Silicon Valley.

This latest Georgia expansion builds on Digital Realty’s presence in the Metro Atlanta market, which currently includes three other data centers, including:

  • ATL11, a 313,000-square-foot facility between downtown Atlanta and Hartsfield-Jackson International Airport
  • ATL13, a 153,000-square-foot, 10-story facility in Atlanta
  • ATL14, an 18,000-square-foot facility also in Atlanta

The project comes amid record leasing activity across Digital Realty’s platform, which spans more than 300 data centers in 50 global metros.

The company booked nearly USD 400m in new leases during 1Q25 at 100% share, with USD 242m attributable to Digital Realty’s share — driven primarily by AI-related demand from hyperscale tenants — and reported a record USD 244 per kW per month in average pricing. Digital Realty ended the quarter with USD 919m in booked-but-not-billed revenue and 814 MW of capacity under development globally.
